Ranch homes, reimagined


Lyndon grew up after World War II, and its streets are full of the houses that generation built: compact brick ranches, split-levels and 1960s and 1970s ranches, on quiet streets between Shelbyville Road and Westport Road.

They're well-built, single-level homes in a convenient spot, which is why owners stay. What they usually lack is space and openness: a galley kitchen closed off from everything, one original bath, a basement or lower level that's never been finished. Our Lyndon projects open the kitchen, add a primary suite, and turn lower levels into real living space.

Know the place

A depot, a military school and a postwar boom


Alvin Wood named the community in 1871 and paid for its railway depot. In 1896 the Kentucky Military Institute, founded in 1845, moved to a campus on La Grange Road. Nearby, Col. Stephen Ormsby's estate and its circa-1867 house, Bellevoir, became part of Ormsby Village, which began as the Louisville Parental Home and School in 1912. The Bullitt family's Oxmoor farm lay just to the south.

The big change came after the war, when farmland gave way to subdivisions. Lyndon incorporated on May 10, 1965, partly to avoid annexation by St. Matthews, and it kept its own mayor and services when Louisville Metro formed in 2003.

Built in the 1950s and 60s

Lyndon's housing is mainly postwar: small 1950s brick ranches and minimal-traditional houses, followed by split-levels and larger 1960s and 1970s ranches, with occasional newer infill homes. Many streets have a median build year in the mid-1950s.

That gives most Lyndon homes the same opportunities: a kitchen wall that wants to come down, a bath that hasn't changed in decades, an electrical panel at capacity, and a basement or lower level that could double the living space.

Three common house types and what we usually do with them.

1950s brick ranches

Galley kitchens, small baths and low ceilings. We open the kitchen to the living and dining rooms (often a bearing wall), update the bath and add a rear primary suite.

Split-levels

Half-flights between levels and an unfinished or dated lower level. We finish the lower level as a family room or guest suite and modernize the upper-level kitchen.

1960s–70s ranches

Larger footprints with formal rooms. We rework the plan around an open kitchen and family room and update systems.

    Lyndon's code adopts the Planning Commission's zoning regulations, so setbacks and zoning questions follow Metro's Land Development Code.

    Building, electrical and mechanical permits come from Louisville Metro Construction Review.

  3. State plumbing permits

    Moving or adding fixtures needs a plumbing permit from the Kentucky Department of Housing, Buildings and Construction.

  4. City and HOA check

    We confirm with the city and any subdivision deed restrictions before finalizing exterior work.

Between Shelbyville Road and Westport Road


We work throughout Lyndon, from the neighborhoods along La Grange Road and Herr Lane to the streets near Westport Village, Robsion Park and the Lyndon Recreation Association fields. The Watterson Expressway and Shelbyville Road make it a quick trip from our Crescent Hill office.

Can you take down the wall between my kitchen and living room?

Usually. In many 1950s ranches the wall is load-bearing, so we design a beam (often flush with the ceiling) and reroute any plumbing, ducts or wiring inside it.

Can I add a primary suite to my ranch?

Yes. Rear additions are a natural fit for Lyndon ranches. We design the roofline to extend the existing house and match brick and windows.

Can you finish the lower level of my split-level?

Yes. We address moisture, insulate properly, and add a family room, office or bedroom with a code-compliant egress window.

Who issues permits in Lyndon?

Louisville Metro issues building permits, and the city follows Metro's zoning regulations. Plumbing permits come from the state. We handle all of it.

Is my electrical panel big enough?

Many 1950s homes need a panel upgrade for a modern kitchen, heated floors or an addition. We check capacity during design.
