Keystone in Hurstbourne
Houses ready for their next chapter
Most of Hurstbourne was built between the mid-1960s and the 1980s, on the former Highbaugh estate around what is now Hurstbourne Country Club. The houses are generous and well-located, between Shelbyville Road, Hurstbourne Parkway and I-64, but many still have the kitchens, baths and floor plans they were built with.
That makes Hurstbourne ideal for the remodels we do best: taking out walls to open the kitchen, replacing a dated primary bath with a walk-in shower and double vanity, finishing the lower level and adding attached space. We also know Hurstbourne's approval process, which involves the city, Louisville Metro and, in many sections, an HOA.
Know the place
Linn's Station, Soldier's Retreat and Highbaugh Farms
The land was part of a military grant to Henry Harrison, and Maj. William Linn founded Linn's Station on Beargrass Creek in 1779; Linn Station Road still carries the name. In 1789 Col. Richard Clough Anderson bought 500 acres and built Soldier's Retreat, a stone house whose outbuildings and family cemetery survive.
Alvin T. Hert acquired the estate in 1915 and named it Hurstbourne, and architect E.T. Hutchings remodeled the mansion in 1928; it's now the country club's clubhouse. L. LeRoy Highbaugh and his son bought the property in 1949, and from 1965 Highbaugh developed it into the Hurstbourne community of homes, shopping, offices and a 27-hole golf course. The city incorporated in 1982.
Mid-century to the 1980s
Hurstbourne's homes follow its development: mid-1960s through 1980s houses, golf-course estate homes, and sections of townhomes and condominiums. Named sections include Oxmoor Woods, with larger homes, Wessex Place, Inverness and Hurstbourne Estates.
Hurstbourne Country Club, founded in 1966 on 211 acres, is the only 27-hole club in Louisville, and many of the city's most desirable lots back onto it.

City, Metro and HOA
Hurstbourne adds its own building permit on top of Louisville Metro's, and many sections have deed restrictions.
Rules change. We confirm the current requirements for your address before design is finished. How permitting works in Louisville →
Hurstbourne city permit
Additions, garage additions, decks, porches, pergolas, pools, fences and driveways need a city permit, with a scaled drawing on a surveyed plot plan and material brochures.
Attached, not freestanding
The city requires building and garage additions to be attached to the house, with elevations and renderings for garages.
Louisville Metro permit and zoning
The city application includes proof of the Metro permit and the contractor's Metro license number. Metro zoning rules still apply.
HOA deed restrictions
Sections such as Oxmoor Woods, Wessex Place and Inverness have their own restrictions. City approval covers only city ordinances, so we check the HOA too.
Approval expires in a year
City approvals and compliance letters expire after one year, so we schedule the work to match.

Questions
Remodeling in Hurstbourne: questions
Does Hurstbourne require its own building permit?
Yes, for additions, garage additions, decks, porches, pergolas, pools, fences and driveways. The application includes drawings on a survey, material information and proof of the Louisville Metro permit. We prepare it.
Can I build a detached garage in Hurstbourne?
The city's rules require garage additions to be attached to the house. We design attached garages that match the existing home.
Does my HOA need to approve my remodel?
Sections such as Oxmoor Woods, Wessex Place and Inverness have deed restrictions. Exterior changes typically need HOA review in addition to city and Metro approval.
Can you remodel a Hurstbourne townhome or condo?
Yes. We remodel kitchens and baths in attached homes within the association's rules, and coordinate with management on access, noise and shared systems.
How long is city approval valid?
Hurstbourne approvals and compliance letters expire after one year, so we time applications to the construction schedule.
